The typical life expectancy of asphalt roof shingles can range anywhere between 20 – 50 years.

There are many factors that can reduce life expectancy such as your location and weather, the quality of insulation and ventilation you have, the original roof installation, the slope of your roof (also known as pitch) and how you’ve maintained your roof over the years.

You’ll know it’s time to replace your roof by inspecting it for the following 6 signs:

1. Your roof shingle edges start to curl

Over time, your rooftop shingles can crack and curl which can lead to flooding and leaking when it rains. Tip: Check your rooftop shingles for curling seasonally and ensure you keep your eavestroughs free and clear from debris so they don’t back up water onto your roof when it rains.

2. You see bald spots on your roof shingles where granules are missing

When granules fall off your roof they will leave bald spots. These spots become the weakest link on your rooftop and can ultimately lead to leaking. A leaking roof will show you signs inside of your home as well such as ceiling discoloration, mold, mildew, and odor in your attic.

3. The roof shingles are cracking

This one can be a bit difficult to spot at first. Cracking can occur if the shingles are defective or from thermal splitting (the process of your shingles expanding and contracting). There’s no way around it, shingle cracking can only be truly spotted when you’re up close. If you suspect shingle cracking, you’re best to do a visual inspection yourself or call in a professional to inspect for you.

4. The roof shingles are discolored and worn

High humidity areas can cause your shingles to discolor. They are sometimes caused by a blue-green algae called Gloeocapsa Magma. There are other reasons for your roof discoloration which include; defective product, chimney soot stains, debris stains (from leaves), and moss growth. It’s important to take care of any discoloration source right away to prevent irrepairable damage.

5. You have missing shingles

Missing shingles can result from cracking but it also can result from weather. High wind storms can take shingles off within seconds. It’s important after a storm to walk around the outside of your home and inspect your roof for missing shingles. You can also search your property to see if any shingles have fallen to the ground. Missing shingles need to be replaced right away to prevent weak spots and leaking.

6. You see water stains on the plywood in your attic

This last sign involves inspecting your attic. Check the plywood to see if there is any staining which would indicate a leak. Also check for mold and mold odor. If your attic feels damp and the space allows for it, run a dehumidifier. If you notice it’s pulling an excessive amount of water you could definitely have a leak. Remember your attic should be well insulated and dry.

You know when it’s time to replace your roof when half of your shingles are missing and/or severely damaged. On average, home owners are recommended to replace their shingles every 20 years.
